Overview
Elliott B. Pollack represents commercial property valuation clients in ad valorem valuation and eminent domain litigation. He advises his clients in negotiating tax and assessment fixing agreements and supports pre-acquisition due diligence by projecting future tax liabilities.
Elliott has successfully litigated or settled ad valorem and eminent domain cases totaling values of more than $4 billion. He also represents nonprofit real estate owners challenging denied and/or revoked tax exemptions.

- Two million square foot distribution center (3 separate cases)
- Continuing care retirement centers (Connecticut Supreme Court)
- Virtually all of Hartford's and many other Connecticut municipalities' CBD office buildings
- Many shopping centers and retail assets
- Many eminent domain valuation challenges including fuel oil terminal and inverse taking claims (Connecticut Supreme Court)
- Currently (2025) defending an appeal taken by a municipality from a Superior Court (trial) decision overturning a municipal assessor's revocation of a machinery and equipment tax exemption for a major manufacturing client.
- Representing nonprofit real estate owners, including:
- Summer camp operated by Hartford area charity
- Freestanding donation center and sale outlets operated by a national charity
- Short-term housing facility for low and moderate income individuals
