Tyler Hokanson Quoted on Federal Legislation and Its Potential Effects on Real Estate Development in Connecticut
Pullman & Comley Real Estate Attorney Tyler Hokanson was quoted in the Hartford Business Journal article, "Experts Expect Affordable Housing Boost from One Big Beautiful Bill Act." The article covered the potential impact of newly enacted federal legislation aimed at expanding affordable housing through tax incentives, including changes to the Low-Income Housing Tax Credit (LIHTC) program, the revival of Opportunity Zones and the restoration of 100% bonus depreciation.
In the article, Tyler noted that these provisions will offer benefits to those already engaged in deals, but unlikely to move marginal or uncertain projects forward. “I would characterize (bonus depreciation) and several other parts of this bill as ‘nice-to-haves’ for people who are already doing these deals,” he said.
Instead, Tyler pointed to the increased funding and flexibility in the federal low-income housing tax credit programs as more likely to make a real impact.
