Greg Servodidio Quoted on Connecticut’s Property Revaluation Process in the Hartford Courant
Pullman & Comley Property Tax and Valuation Chair Gregory F. Servodidio, CRE was quoted in the Hartford Courant article "7 Things to Know About Connecticut Property Revaluation: Why There Are Both 'Winners and Losers'." The article explains how Connecticut’s five-year property revaluation process affects taxpayers following sharp post-pandemic increases in home values. While property values have risen significantly, assessors note that mill rates typically adjust downward to balance tax burdens, creating both “winners and losers” depending on how values shift across property types.
Greg advised property owners to review their municipality’s assessment card for factual errors, noting that “there’s no easier way to get an adjustment but to point out something that is factually inaccurate.” He encouraged homeowners to compare their assessments with recent sales of similar properties, while explaining that commercial property valuations can be especially complex because they depend heavily on income generation. On contesting an assessment, Greg said, “Once new assessments arrive in the mail, property owners can seek out an informal meeting with the assessor's office or the revaluation consultant.” If an adjustment isn’t granted, “A formal appeal with the municipality’s board of assessment appeals must be filed by Feb. 20, 2026, although some towns may extend that for another month.”
