Land Use

Pullman & Comley has one of the most established land use and environmental practices in Connecticut.  Whether a client proposes to do something as complex as building a large commercial or multi-family construction project, or something as (seemingly) simple as putting an addition on a house, a Pullman & Comley land use lawyer can provide guidance through every step of the process.

Our land use attorneys represent clients in obtaining every type of municipal, state and federal permit or approval that may be required for a particular project.  We are experienced in representing clients before local inland wetland agencies, planning and zoning commissions, historic district commissions and zoning boards of appeal throughout the state.  We deal frequently with complex projects that involve obtaining permits on the state and federal level as well.  When a local ordinance does not permit a client to proceed with a proposed project, our lawyers often craft regulatory amendments that make a project possible.  In short, our goal is to assist our clients in successfully taking their real estate projects from the preliminary design stage through the issuance of a final certificate of occupancy.

In the event that land use issues must be litigated, our practice is unique in that we not only represent clients in the administrative and licensing process, but also provide representation in all related appeals in the trial and appellate courts.  Our attorneys are well versed in administrative appeals and frequently prosecute and defend cases in the state’s appellate and supreme courts.

Pullman & Comley represents both national and state developers, municipalities, neighborhood associations and individuals. Many of our lawyers serve on municipal land use agencies themselves, or are in leadership positions in related professional land use organizations and thus have seen the regulatory process from “both sides of the table.”  These experiences provide our attorneys with a broad-based approach which results in effective representation of our clients in the entire land use arena.
